Following the briefing stage and a thorough site visit, we will establish your end buyer demographics and what it is that will ultimately make them feel comfortable. We will review proposed floor layouts and lighting plans and provide you with our thoughts for improvement. We don’t want for badly designed layouts that are likely to put off potential buyers. Our aim is to provide you with some creative and strategic thought into your overall design, leaving no space left unturned.
Design Concept
We will provide you with a full design brief for your approval, which will clearly display the overall look and feel of the property. Once we have received your feedback, we will create your bespoke design concept, before moving onto the smaller details that will surprisingly have the biggest impact. This can include every element of the property; from communal, outdoor spaces to ironmongery, sanitary ware, taps, and shower heads! We will provide you with a full finishing schedule list, connecting you with any suppliers that are relevant to your project.
Design Development and Implementation
During this stage, we will keep in regular contact with your project managers and contractors to ensure that the design is implemented as per the concept. We will liaise with kitchen suppliers, overview drawings and monitor the installation of all finishes, along with attending site progress meetings. We won’t leave any stone unturned; it is our aim to ensure that the concept is well executed when it’s installed, providing you with complete piece of mind!
Marketing
The potential buyers want to hear your story. It is our job to create a highly attractive one that is perfect reading/viewing for them. Consistency is key here; we will ensure that the marketing materials are representative of your finished project. We will oversee the tasks as they move forward. We will create bespoke mood board boxes, which incorporate elements of your finished product, so agents can show prospective buyers the style + feel of your property while the works are in progress; fast tracking off-plan sales.
Staging
We will use our experience and our design skills to provide you with an impressive design mood board for your approval. Once you are happy, we will source the elements to achieve the best results. We will dress areas of the property creatively and appropriately for your potential buyer demographic, in ways that you may not have imagined! In order to successfully stage the property, we spend time researching the potential buyers/tenants and what will excite or wow them. We also offer an art direction service, where we work with a trusted photographer to oversee your photoshoots and edits. This ensures that all your images will inspire + excite your target market.
